Lantern Community Services


Reporting to the Director of Leasing and Compliance, the Leasing Manager has oversight of the day to day operations of leasing management for their respective supportive housing units in Lantern's Portfolio. The Leasing Manager supervises and trains a team of Leasing Specialists, Housing Advocacy Specialists, Housing Advocacy Assistants, and Leasing Assistants who execute the daily responsibilities. This position requires travel to various low-income and special needs buildings throughout New York City.

 Referrals and Intake:

  • Responsible for managing the selection and approval of eligible applicants for the supportive housing building in the Lantern portfolio using various funder programs HPD, HASA, ACS and following the CoC HUD guidelines.
  • Arrange housing interviews with various Program Directors for selected eligible applicants.
  • Collect subsidy application documentation and determine eligibility and completeness of subsidy requirements.
  • Provide Leasing Specialists with approved applicant documentation for preparation of move-in files.
  • Review subsidy applications for completeness and accuracy prior to submission to property management and HPD.
  • Determine vacancy priorities and ensure timely filling of vacancies coordinating with funders, property management and program staff.

 Housing Stability

  • Provide guidance and monitor housing stability issues with Leasing Specialist and/or Housing Advocacy Specialist.
  • Review building summaries to determine need for non-payment proceeding and follow up with leasing and housing advocacy staff.
  • Monitor monthly spread sheet report of lease renewals and subsidy re-certifications for assigned Leasing Specialist and ensure leases are prepared 120 & 90 days before lease expiration date.

 Team Supervision

  • Manage Leasing team by providing training, direct oversight and assistance as they interact and assist tenants.
  • Monitor staff training and ensure staff completes required training.
  • Responsible for monitoring and approving time sheets of all Leasing team members.
  • Provide bi-weekly supervision of Leasing Specialist, Housing Advocacy Specialist, Housing Advocacy Assistant, and Leasing Assistant.
  • Tracking and approval of vacation request and ensuring coverage at building sites.
  • Conduct onsite inspection of leasing files and work with staff to implement corrective action plans.
  • Ensure Leasing team members comply with agency's policies and procedures.

Other job-related functions, as assigned.

Required Education and Experience: 

  • Minimum of 5 years of experience providing direct service to one or more of the following populations: persons living with AIDS /HIV, formerly and chronically homeless persons and families, young adults aged out of foster care, persons with mental illness, or persons in recovery from addiction. 
  • Bachelor's degree in psychology, business administration, human services or related field with commensurate work experience.
  • Working knowledge of Low-Income Housing Tax Credits and Section 8 program guidelines.
  • Supervisory experience of 3 years or more.
  • Ability to supervise 2 or more staff members.
  • Ability to interact and effectively communicate with all levels of staff and management both orally and written communication.
  • Ability to supervise a diverse group of individuals and follow Equal Employment Opportunity guidelines.
  • Excellent writing and analytical skills.
  • Detail oriented and excellent organizational skills.
  • Must be flexible and able to work both independently and as part of a team.

 Preferred Experience:

  • Knowledge of HIV/AIDS, mental health, substance use or chronically homeless population.
